Membership Questions
Vacation rental management and design deals specifically with the design and furnishing of vacation or short-term rentals. This design takes into consideration the preferences of the owner, the home itself, the location and any competitive insights that are informing guest preferences. The design process can be as simple as getting mockups and links to furnishing items and as complex as full-furniture and decor sourcing and installation.
LDDV management is available nationwide, however, LDDV does not offer membership in certain locations where operational quality would be below our standard. The best way to find out is by submitting a property.
LDDV vacation rental management offers complete end-to-end management of vacation rental properties. This includes all aspects of home maintenance, cleaning, guest and host communications, and marketing, pricing, and promotion of your property.
In addition to these services, LDDV offers separate design services for members who want professional design and furnishing of their vacation rental.
Absolutely! While many of our customers come from other vacation rental managers we do onboard homes that were recently purchased or are being converted into vacation rentals. Here, our team can provide advice, guidance, and services to help your home prepare for its short-term rental launch.
LDDV refers to its owners and hosts as members. We refer to hosts as members because we are an invitation-only vacation rental management company. This means many owners and their properties don’t qualify to join our management solution.
Not all properties qualify for LDDV membership and property management. This is driven primarily by home condition, market, revenue, and most importantly - our ability to maintain operational excellence for the home.
We only consider properties currently or will potentially earn over $50,000 in annual revenue. We verify annual revenue by having owners provide financial statements of past vacation rental performance or our in-house underwriting team can complete an analysis of the property.
LDDV operates homes across the entire United States. There are no clear-cut markets that we do not service. Instead, as part of our membership evaluation process, our operations team reviews the location to understand if we can build a local team and maintain operational excellence. We’d rather help you find a different property management company than manage a property that we won’t be able to operate to our standards.
The onboarding process takes 2-4 weeks. This gives us and the owner ample time to inspect the property, get it ready for guests, and get the listing live on all platforms. In the event that owners need additional time to furnish or otherwise improve the property, the onboarding process can be extended.

LDDV does provide a smart lock. This helps us operate the home and seamlessly let guests in. While there is some upfront expense associated with the lock and additional time to set it up, we’ve found there’s nothing worse than a guest not being able to access the property when they arrive.
In most cases, LDDV will hire a professional photographer to conduct a shoot at the home. This happens after the home is both cleaned and staged for photography. This helps the home stand out on vacation rental booking sites and results in better bookings overall. If the owner already has really high-quality photos for an operating short-term rental we can skip this step in the onboarding process.
LDDV offers professional design and furnishing services with our in-house design team. This is not required for homes that are already furnished and designed and is a separate service from property management. You can find more information on our page dedicated to LDDV Furnishing and Design.
Absolutely! From cleaning and turnover to welcoming and caring for guests, LDDV can take on many hosting responsibilities to make your life as a prosperous vacation homeowner much easier. LDDV remains dedicated to supporting you in many different ways and on several platforms. This involves assisting you in setting up permissions and choosing what we can access and manage on your listing.
Yes, you can. However, we don’t recommend doing so, operationally we want to avoid underpricing your property because no one wins in that scenario. Our internal revenue and pricing team manages the pricing of properties and reviews it daily.
Yes, the property mortgage, taxes, and utilities are still your responsibility. This is because the home is still owned by you while we manage your property.
LDDV manages vacation rentals with a high degree of care and meticulous attention to detail. This entails prompt response times, consistent cleaning practices, and regular maintenance and inspections of the properties. With rare exceptions in newly established markets, LDDV employs a team of maintenance personnel and dedicated staff to oversee local portfolios effectively.
Indeed, LDDV is committed to establishing robust relationships in the markets where we operate. We collaborate closely with maintenance teams, cleaning staff, and dedicated local managers. Each property is allocated specific resources and receives focused attention to ensure that it remains ready for guests and is properly maintained.
LDDV is capable of onboarding your current cleaning staff, particularly if you maintain a strong ongoing relationship with them. It is important to note that in many instances, existing cleaners tend to charge substantially more than local competitors, which could ultimately result in decreased overall revenue. Throughout the onboarding process, hosts are presented with various local alternatives for cleaning services.
LDDV implements a range of security measures at the property to monitor noise levels, Wi-Fi connections, and to prevent unauthorized guests during the booking process. Furthermore, we have established a comprehensive procedure for promptly addressing any guest-related issues, including parties, additional guests, and any other violations of the booking agreement as well as local laws and regulations..
In many instances, we advise property owners to consider investing in a swimming pool or hot tub, provided that we assess a substantial return on investment for the property.
LDDV utilizes a strategy that integrates dynamic pricing with comprehensive individual pricing reviews. Each property undergoes a daily evaluation to ensure alignment with local events and demand-driven activities. Should there be a decline in local demand, the pricing will be adjusted accordingly, and promotional offers will be implemented to secure bookings at a competitive rate.
In most markets, LDDV has team members readily available to reach the property within one hour. The exception to this is in newly established markets where we are still in the process of building a presence. LDDV does not initiate the onboarding of homes unless there is a definitive action plan in place for recruiting local staff to supervise the property throughout the onboarding process.
LDDV imposes a cleaning fee on guests that corresponds to the actual costs incurred for cleaning services. As LDDV does not retain any profit from this fee, we are motivated to maintain a low cleaning cost.
During the initial membership application, you will communicate with the membership coordinator. After signing the contract, a dedicated onboarding coordinator will assist with your property’s onboarding. Once onboarded, the operations team will provide ongoing support for any questions, requests, or concerns. Please note that there are no waiting times or automated responses; you may contact our membership support team at any time via text or phone.
The property undergoes regular inspections by our staff to ensure proper housekeeping, routine maintenance, and upkeep of amenities. Prior to onboarding, a comprehensive inspection is conducted to facilitate a complete inventory assessment. Ongoing inspections are performed to verify that the property is prepared and suitable for the next guest booking.
Please be advised that numerous regulations and laws exist to safeguard the privacy of our guests within the premises. You are invited to schedule time on the calendar, which can be reserved for personal use. However, unannounced visits to the home are not permitted.
We implement a consumables fee of $25 for each reservation. This fee enables us to replenish essential items such as linens, coffee, toilet paper, shampoo, conditioner, soap, and various other consumables within the property. Our goal is to provide every guest with a consistently fresh and welcoming experience.
Your light bulbs and batteries are all covered in the consumables fee that we charge with each reservation. It also includes all other consumable items at the property to ensure the home is guest-ready for every reservation.
Financial Questions
LDDV's Airbnb management fees commence at 18% for hosts nationwide. The final pricing offered to hosts is contingent upon various factors, including the property's location and its performance. It is essential to note that this fee is calculated based on the booking revenue without accounting for cleaning fees. In contrast, some property management companies include cleaning fees in their pricing structure, which may result in seemingly lower rates.
Invoices are issued to LDDV hosts on a monthly basis, providing a comprehensive overview of all earnings and associated charges incurred throughout the month.
LDDV calculates its service fees based on revenue after deducting cleaning fees. For example, if a property earns $100,000 and incurs $10,000 in cleaning fees, the fee is applied to the remaining $90,000. In contrast, many property management companies charge fees on the total revenue, including cleaning fees, resulting in higher costs for clients.
